Eviction services
Eviction and possession support for landlords in England
Focused services covering the stages landlords most often need support with. The appropriate route always depends on your individual circumstances and the legislation that applies at the time.
What we do
Where we can help
We cannot guarantee outcomes or timescales. What we can do is explain the process accurately and handle it properly.
- 01
Possession notices
Section 8 related support
Support where a landlord is considering a possession route based on grounds such as rent arrears or a breach of the tenancy agreement. We explain what the process involves and what information is typically needed, based on the circumstances you describe.
- 02
Possession notices
Section 21 related support (where legally applicable)
Where this route is available and appropriate to your situation, we can help you understand the requirements involved. Availability depends on the tenancy, the circumstances and the legislation in force at the time, so we do not assume any particular route applies until the details are reviewed.
- 03
Process
Possession process support
Guidance through the stages of a possession matter so you understand what happens next, what is expected of you as the landlord, and where the process may take time outside anyone's control.
- 04
Arrears
Rent arrears situations
Where rent has not been paid, we help you understand the position, the records that are usually relevant, and the options that may be open to you.
- 05
Breaches
Tenancy breach situations
Support where the terms of a tenancy are not being met, such as unauthorised occupants, property condition issues, or other breaches of the agreement.
- 06
Paperwork
Documentation and process support
Help preparing and organising the documentation associated with a possession matter, so notices and paperwork are handled carefully and consistently.
- 07
County court
Possession proceedings support
Where a matter needs to progress to possession proceedings, we explain the steps involved and support you through the process as agreed. Timescales are affected by court availability and other factors we cannot control.
Renters' Rights Act
Section 21 transition: what changes for possession
The Renters' Rights Act abolishes the Section 21 no-fault route and replaces fixed-term assured shorthold tenancies with periodic tenancies. Grounds-based possession under Section 8 becomes the route landlords rely on.
- Notices must be served under the provisions in force at the time.
- Rent arrears thresholds and notice periods are revised under the reforms.
- Records and tenancy documentation carry more weight than before.
- Transitional rules can affect matters started before commencement.

Important
Why we avoid absolute answers about eligibility
Tenancy legislation in England changes over time, and the rules that apply to one tenancy may not apply to another. Whether a particular possession route is available depends on the type of tenancy, how it was set up, the documents served at the start, the current circumstances, and the law in force at the time.
For that reason we do not state that any specific route will be available in your case before the details have been reviewed, and nothing on this website should be treated as advice for your individual circumstances.
Tell us about the tenancy and we will explain the options
Submit an enquiry with a short summary of the situation. We aim to respond within 24–48 hours.
