How it works

From first enquiry to progressing the matter

A clear, four-stage process with no obligation to proceed. We do not guarantee outcomes or timescales. Court availability and the circumstances of each tenancy affect how a matter progresses.

  1. 01

    Tell us about the situation

Complete the enquiry form and provide basic details about the tenancy and the issue: the property postcode, the type of problem, and a short summary in your own words. There is no need to send documents at this stage.

  2. 02

    Initial review

The information you provide is reviewed so the appropriate next steps can be discussed with you. If anything important is missing, we will ask you about it.

  3. 03

    Recommended route

We explain the process and the options that appear appropriate based on the information available, along with what each option typically involves. We will also be clear about anything that cannot be determined without further detail.

  4. 04

    Progress the matter

If you decide to proceed, the matter continues according to the agreed service and the applicable process. We keep you updated as it moves forward.

What to expect

Practical points worth knowing

Timescales vary. The stage a matter reaches, the response of the tenant, and court availability all affect how long a possession matter takes, so we do not promise particular dates or outcomes.

Accuracy matters. Notices and documentation need to be prepared and served correctly, which is why the initial review focuses on getting the details right before anything progresses.

You stay in control. We explain the options and you decide whether and how to proceed. Enquiring does not commit you to a service.
